Sagunto's industrial boom pushes housing demand into neighbouring Almenara
Large-scale projects including PowerCo (Volkswagen's battery gigafactory) and Inditex logistics are driving buyers out of Sagunto and into nearby municipalities such as Almenara, where house prices have risen 59.5% since 2022.
The industrial and logistics expansion around Sagunto is creating a ripple effect in the housing markets of surrounding towns. Almenara, located less than 12 kilometres from Sagunto (coastal district), has become a top destination for buyers — especially young people and families — priced out of Sagunto itself. According to the Notarial Statistics Portal, the average sale price in Almenara rose from €756 per square metre in 2022 to €1,206 in 2026. Purchase transactions also rebounded: 190 were recorded in 2025, up from 163 in 2022. Local real-estate representative Chema Díaz of Asicval (Valencian Community property association) warns the pattern echoes the pre-2007 boom, when demand spilled into dormitory towns. Almenara is also home to a revived stalled development, the PAI Barranc de Talavera, which will house JYSK's main logistics hub for Spain and Portugal — a €300 million investment creating more than 250 direct jobs. Parc Sagunt, one of Europe's largest business parks with more than 700,000 m² of industrial and logistics space connected to the Mediterranean Corridor, is the engine behind the wider boom.
