Sagunto home prices up 93% in five years — fastest rise in Spain

The price per square metre in Sagunto jumped from €894 to €1,729 between 2021 and 2026, the largest percentage increase among major Spanish municipalities, according to property portal Idealista.

Buying a flat in Sagunto has almost doubled in price over five years. The cost per square metre rose from €894 to €1,729 — a 93.4% increase that outpaces Valencia (+68.4%), Madrid (+63.9%) and Marbella (+77.5%). In Puerto de Sagunto (the coastal district), values are approaching €1,999/m², with year-on-year rises close to 30%; the beachfront zone has reached €2,047/m².

The sharpest acceleration began in the second half of 2025. Where annual price changes ran between 8% and 14% during 2023–2024, they have consistently exceeded 20% since late 2025, hitting nearly 28% in early 2026.

Analysts point to several drivers: PowerCo's gigafactory (Volkswagen Group), which received €397 million in state funding through the PERTE VEC (National Strategic Project for Electric Vehicles) scheme in 2022 and a further €167 million from the Valencian Government; buyers priced out of Valencia city relocating to Sagunto; and the town's growing services offer and strong transport links.
